Standing water after every rain, a soggy backyard or water running toward your foundation? We fix the slope and install drains that carry water where it belongs.
North Texas clay swells when it's wet and shrinks when it's dry. Water that sits against a slab foundation makes that movement worse. Good grading and drainage keep water moving away from the house and off the yard.
We reshape the soil so it slopes away from the foundation, typically about 6 inches of fall over the first 10 feet, and fix low spots where water collects.
A trench lined with fabric, filled with gravel and a perforated pipe that collects water underground and carries it to the street, a lower part of the yard or a pop-up emitter.
Surface drains in low spots and buried lines that carry gutter water away from the foundation instead of dumping it next to the slab.
A shallow, grassed channel that guides surface water around the house without any pipe.

Typical Arlington-area starting points. Length, depth, where the water can go and how much soil moves change the price. See the price guide.
If water flows over the surface toward the house, regrading or a swale usually fixes it. If the ground stays soggy or water collects where it can't drain off, a French drain or catch basin is the better fix. Many yards need a bit of both.
Usually to the street curb, a lower part of your lot or a pop-up emitter in the yard. Water can't be sent onto a neighbor's property.
Most residential French drains are done in one to two days.
The trench line is disturbed, but the sod is set aside or replaced and the yard is raked smooth. It grows back within a few weeks in the growing season.
